What Size Steel Shop or Garage Do I Need? A Practical Sizing Guide

"What size shop do I need?" is the question that determines whether you love your building in five years or resent it. The steel is the cheapest part of going bigger; the foundation, permit, and site work barely change between a 40x60 and a 40x70.

Here are the sizes we build most in Southern California, what actually fits inside each, and the ceiling height rules that matter more than the footprint.

Common Steel Shop Sizes and What Fits

24x30 (720 sq ft): two vehicles, no workspace around them. Fine as a garage, tight as a shop.

30x40 (1,200 sq ft): two-car parking plus a real workbench wall and storage. The most common homeowner shop we build.

40x60 (2,400 sq ft): three to four bays, a lift, and room to walk around a project car. This is the size most owners should be looking at.

50x80 (4,000 sq ft): light commercial, fleet maintenance, or serious equipment storage with a mezzanine office.

60x100 (6,000 sq ft): warehouse and contractor yard territory, usually with multiple roll-up doors and a paved apron.

Ceiling Height Is More Important Than Footprint

12-foot eave: standard vehicles and standard 10-foot roll-up doors. Adequate, not flexible.

14-foot eave: fits a two-post lift with a truck on it β€” the single most common regret when owners choose 12 feet to save money.

16-foot eave: Class A motorhome and fifth-wheel storage with a 14-foot door, plus clearance for lighting and door tracks.

18-foot-plus: four-post lift over a lift, mezzanine with headroom below, or overhead crane. Tell us about the crane before engineering, not after.

Openings, Bays, and Layout

Roll-up door placement drives the entire interior layout. Put doors on the gable end when you want an unobstructed sidewall for benches and racking.

Plan one man door minimum, and a second on the opposite wall for egress if the building is conditioned or occupied.

Add a lean-to. A 12-foot covered lean-to along one sidewall is the cheapest square footage in the entire industry and it keeps equipment out of the sun.

Size for Year Ten, Not Year One

Going from 40x60 to 40x80 typically adds a modest percentage to total project cost, because engineering, permitting, mobilization, and site work are largely fixed. Adding a second building later costs all of it again.

Check your parcel constraints first: setbacks, lot coverage limits, height limits, and septic clearances all cap how large you can build. We verify these before design so you are not redrawing after plan check.
